Real Estate 101: Preparing for a vacant land sale

Vacant land sales can either be a quick or time consuming endeavor.

The transaction is quick if an owner has all his “due diligence” on file, including  a recent survey, clean environmental reports (required if bank financing will be involved), a clear title, and proper deed documents, along with all correspondence from governing authorities regarding condemnations, easements, and property taxes.

The process becomes time-consuming when there’s no information on file or when there are “clouds” on the title.  Another factor that can add to the time involved is if a rezoning is required.
